Karin Gunnerbeck, Head of Client Procurement & VP Financial Services Sweden
You are quite new at Odevo, why did you join?
That’s one of the things that really stands out. People here are incredibly driven and genuinely care. There’s a huge focus on delivery and doing great work – but not in a stiff or corporate way. This isn’t a place where people just “maintain.” We’re all building something, together. And that sense of shared purpose is rare. I’ve worked in consulting, tech, and finance. And I’ve never experienced a company quite like this.
How does client procurement work at Odevo?
Core property management services – technical, financial, and legal management – only make up about 5–10% of a customer’s annual spend. The remaining 90–95% is spent on everything from maintenance projects and insurance to utilities and broadband, small purchases from many suppliers. Odevo can create real value for associations by creating collective purchasing power from many of our clients at once.
Odevo’s work with client procurement started with loans and insurance, but we are continuously expanding to a wider range of value-added services – everything our customers spend money on beyond core property management
What makes Odevo different than other residential property managers in Sweden?
We combine local management expertise with our own tech platform to create new services. Helping out with loans, insurance, and procurement, making life easier for both residents and associations.
Can you give some concrete examples?
We help housing associations lower costs and make smarter decisions through procuring loans and insurance products on their behalf. Collecting offers from multiple banks or insurance companies, handling comparisons and administration. Our scale lets us secure better terms than most could on their own.
We also run bulk procurement by bundling demand across customers. This also includes hands-on work like mandatory inspections. The end result is always better prices and less hassle. Our job is to identify the most important categories and help associations reduce costs, improve quality, and make smarter decisions.
Where does tech come into play?
Tech and data are great assets. For example, with the data we get from the associations’ maintenance plans and service tickets, we can identify when a customer is likely to need financing or should consider replacing something, to avoid risking an increased cost later. That allows us to offer timely, relevant solutions. And of course, through our customer portals, we can show all these possibilities to clients directly. Ultimately, tech helps us deliver more value, more efficiently, to all clients.
Looking ahead – what are you most excited about?
We’re growing incredibly fast – both geographically and into new services. We see enormous opportunities to create more value for our associations through client procurement. While we are creative in finding new possibilities, we’re also very deliberate and structured in how we identify and develop the services we offer. That’s what makes this journey so exciting. If we see an opportunity that creates value for customers, we go for it.
